Landlord fees

Three services, three simple fees.

Everything included is listed up front, and there are no renewal surprises.

10%of monthly rent, inc VAT

Rent collectionWe find the tenant and collect the rent; you handle the day-to-day.

8%of monthly rent, inc VAT

Let onlyWe find, reference and move in your tenant; you take it from there.

6%of annual rent, inc VAT

Tenant payments

Under the Tenant Fees Act 2019, these are the only payments we can ask tenants to make in connection with a tenancy:

Rent

As agreed in your tenancy agreement.

Tenancy deposit

Capped at five weeks' rent (annual rent under £50,000). Protected in a government-approved scheme.

Holding deposit

Capped at one week's rent. Put towards your first payment when the tenancy goes ahead.

Late rent

Interest capped at 3% above the Bank of England base rate, after rent is 14 days overdue.

Replacement keys or security devices

Reasonable cost of replacement, evidenced in writing.

Changes to the tenancy you request

Capped at £50 inc VAT, or reasonable costs if higher and evidenced.

Early termination you request

The landlord's reasonable costs, not exceeding the rent outstanding on the tenancy.
